The Rural Land Use Center works to assist property owners who wish to develop their property while maintaining their land in agriculture or other open space, and reports directly to the Larimer County Community Development Director.

Rural Land Use Process

Governor's Smart Growth and Development Award 1997 Current state law gives you the right to subdivide your land into 35 acre parcels without any county land use review. The Rural Land Use Process is a development process which offers landowners a new approach for developing the land without going through full subdivision review.

The Rural Land Use Process does not change the zoning for these lands, nor does it take away the ability to do 35-acre development. Instead, the process gives incentives to encourage alternative development and help retain the rural and agricultural lands of Larimer County. This process is intended to be voluntary, user friendly, and flexible.

Rather than rules, the process uses guidelines which allow the flexibility to tailor requirements to each unique piece of land. Land features that are of value to Larimer County residents are identified and efforts made to preserve them. Compared to other development processes, the Rural Land Use Process is less restrictive, faster, and more predictable in the outcome.

Final Plat Procedural Guide Packet [pdf, 98kb] Updated August 14, 2008.
This form is used for applicants, surveyors and engineers to provide direction to the requirements for the final plat and the documents that must be submitted before the expiration date of the project.

Engineering Standards and Guidelines for Roads and Drainage [pdf, 205kb]
These standards were adopted by the Board of County Commissioners on October 18, 2004, and were amended November 20, 2006 and January 22, 2007.
